Why did you choose PSA?

I started my real estate career with a local competitor. During my tenure with that company, they sold to a larger, regional company. I was the top-selling agent in my office, but I wanted to be better. I looked around at the alternatives and I saw that Patterson-Schwartz agents were more productive than the agents at other companies in the market. So, five years into my career, I chose to join Patterson-Schwartz. It’s been a great decision because of our local focus, family atmosphere, and “exceeding expectations” mentality.

How long have you been with the company?  How did you grow with the company?

This December marks 30 years at Patterson-Schwartz. It’s not unusual for agents and employees to stay at Patterson-Schwartz for their entire careers. Nancy Colligan, Newark office admin, and Jack Teague, a Newark office agent and former manager, have been with the company for decades. Nancy and Jack are just two examples. It’s a testament to the company culture that people don’t want to leave.

I’m very lucky to have been chosen in 1995 to lead the Glasgow office, which has since been merged into Newark. For 28 years, I have been a member of the Leadership Team and am now a member of the Board of Directors. 

What do you love about your job?

I love to help our agents become successful. Whether group training in Successful Start or one-on-one sessions, I enjoy the interaction with the agents and seeing them get better. It is very satisfying to see an agent get better every year and prosper in the real estate business. I’m very proud to have hired and trained Dave Watlington, Angela Allen, and Amber Durand – who are all members of the PSA Leadership Team now. I love my daily interactions with all the agents and the staff. We are very lucky to have a family atmosphere at Patterson-Schwartz.

What role does community service play in your life?

My engagement in the real estate industry – serving on the Professional Standards Committee for the Cecil County Board of REALTORS® and previously for the New Castle County Board of REALTORS® – is an extension of my deep involvement in my local community. As a resident of New Castle, I served as the President of the New Castle Public Library for many years. Currently, I play an active role on the Executive Committee of the New Castle Historical Society. My dedication to community service has been recognized with the Community Service Award by the Cecil County Board of REALTORS® in 2010 and the Mel Stout Ethics Award from the New Castle County Board of REALTORS® in 2021.

How do you spend a relaxing day?

My idea of a relaxing day is sitting on Dewey Beach with my wife, Marybeth. Then a few crushes, a nice dinner, and some live music with friends makes for a perfect day.

If I’m not at the beach, I like to spend time with my two granddaughters and grandson. I love to see them having a great time and enjoying life as only a child can do.

Patterson-Schwartz Real Estate: 62 Years of Innovation and Growth

In celebration of Patterson-Schwartz Real Estate’s 62nd anniversary this month and Charlie Schwartz, II’s milestone anniversary last month, we reflect on the profound impact both have had on our company and the real estate industry.

In the world of real estate, some individuals become living legends, shaping their companies and industries with a blend of wisdom, dedication, and an unwavering commitment to doing what’s right. Among these luminaries is Charlie Schwartz, II, who has not only made a lifetime study of real estate but has also left an indelible mark on PSA. As we honor Charlie’s remarkable half-century journey and mark this significant milestone for our company, we reflect on PSA’s continued success, his personal insights, and the lessons that have defined his distinguished career.

In what ways has the company evolved since you first joined, and what do you believe has contributed to its longevity and success?

When I started, we had two offices: 913 Delaware Avenue and 1313 McKennans Church Road. I got office key number 37 so I’m figuring that was the total roster 50 years ago. The company had already grown from the original 12 agents who occupied 1013 Washington Street.

PSA has always strived to form relationships in the community and to be on the cutting-edge of technology as applied to real estate. What we thought of as cutting-edge technology back then seems rudimentary today. That is because we are constantly evolving and innovating. We are home-grown and locally owned and based, even as we number 500 or so now. Some years ago, we set ourselves on a path to serve as many markets within our sphere of influence as possible, i.e. not to be a boutique company. That is why you’ll see PSA signs everywhere in Delaware, southeastern Pennsylvania, and the eastern shore of Maryland.

As you celebrate this milestone, what legacy or impact do you hope to leave behind in the real estate industry and within your company?

On a state and regional level, I am proud of the work that I did as NCCBOR® president back in the mid-1990s. That was the transition time from local MLS systems and associations to the regional giants that we have today. I still have some tar and feathers left on a few jackets after an unsuccessful attempt to merge the county associations into one state body, i.e. combine them with DAR®. This may yet happen, who knows. It still makes sense.

Market independence, financial prudence, and business acumen will always be in style.

It is important to understand that the residential real estate selling, leasing, property managing, etc. business in all of its forms is different from the business of running a real estate company. And from the company perspective, I have no doubt that the commitments that Joe, Chris, and I have made over the last ten years or so have built a solid foundation to insure that the transition to the next generation of PSA leadership has been successful and that the formula that our founders put in place over 40 years ago can serve the future generations as it has previous ones. Market independence, financial prudence, and business acumen will always be in style.

For my part, I thank all of my mentors, some who are still around, some who will be present tomorrow, and those who are long gone but not forgotten. I pray that in some small way I have passed along the values we cherish to the PSA family that I love.

In an ever-changing industry, how do you stay inspired and motivated to continue your work in real estate year after year?

It is precisely because the business is ever-changing that makes it so interesting. For example, the implications of the Burnett v. NAR® decision are far from settled. The lawsuit is being appealed as I write this and, regardless of that outcome, perhaps other copycat suits will follow.

I’ll just say that certainly both buyers and sellers will continue to want some form of representation in real estate transactions. Clearly those transactions are becoming more rather than less complicated so a go-it-alone approach will not be fruitful for either buyers or sellers. If one accepts that premise, then it is about how compensation for those representation services will be structured – not whether they are necessary or not that they will be worked out going forward. I have seen significant adaptation to industry/market changes in the past and we will adapt as we always have. Good and faithful service never goes out of style.

Charlie’s 50-year journey with Patterson-Schwartz is a testament to resilience, adaptability, and the enduring power of relationships. A Veteran’s Remembrance

In the spirit of honoring Veterans Day, we’d like to share a touching remembrance from one of our own veterans, Lee Heck of our Hockessin office.

I am a veteran of the US Navy, having served from 1966-1970. Being a veteran to me is both a matter of great pride and also sorrow.

PRIDE: Like all veterans, who chose to put service to our country first instead of thinking about our own self-interest. For those who have not served, they should recognize all veterans for the huge commitment that is made from the first day we all raised our right hand to take the oath to defend the constitution of the United States against all enemies foreign and domestic and became members of the military. In doing so, each of us wrote a blank check to our country offering not only our time, but also acknowledging that we may die in service to our country. I am proud to have raised my hand to do my part to protect the county and the way of life that we all enjoy.

SORROW: For those veterans be they soldiers, sailors, airman, or marines from the beginning this country’s history who made the ultimate sacrifice for their generation and those in the generations that would follow. For my generation, a visit to the Vietnam Veterans Memorial, which was built to honor those who served but, more importantly, those 58,000 who died in that war. The sorrow of knowing that each name on the wall is someone’s son, brother, husband, father, uncle or, in a few cases, a sister, mom, aunt, or wife who did not return home to their family. Reading the individual names makes their sacrifice personal and all the more meaningful.

I am proud of my service and have no regrets. As most veterans, if asked, will tell you, they would do it again if the situation was the same.

To all the active duty service members now serving throughout the world especially those directly in harm’s way: May God bless you and protect you. To my fellow Navy shipmates: May you always have “fair winds and following seas.”

The Future is Here: Embracing AI Tech at PSA

Real estate is an ever-changing industry, where staying ahead of the trends is key to success. As Artificial Intelligence (AI) tools start to take the world by storm, powerful AI writing models like ChatGPT are introducing game-changing ways to enhance productivity, streamline communication processes, and ultimately transform the real estate landscape. At Patterson-Schwartz, we’re making it easy for our agents to understand and embrace this new technology with industry-leading education and resources. 

AI Powered Writing Tools for Listings & Newsletters 

PSA’s team of technology and marketing experts spent the summer learning about AI technology, specifically AI writing tools like ChatGPT, and the applications for the real estate industry.  

“Seeing the benefits, it was imperative we bring this tech in-house,” says Sue Kennedy of PSA’s Technology team.

By September, AI writing tools were built into existing tools and available to assist with property descriptions and newsletter content using PS@NET – PSA’s internal business management system. 

“I LOVE these new tools from PSA,” says Greenville agent Lauren Madaline of the Madaline & Law Group. “I saved so much time using the prompts in place, giving a personal touch here and there as opposed to sitting for hours thinking up content from scratch! This is an absolute game-changer for me and my team.”

Coaching from National Social Media and AI Technology Expert 

Seeking ways to help agents understand and maximize AI writing tools, PSA partnered with national social media expert Katie Lance. CEO and co-founder of Katie Lance Consulting, Katie is a prominent figure in the real estate industry, specializing in helping real estate professionals leverage social media, video marketing, and artificial intelligence (AI) to enhance their business strategies.  

“I’ve been a long-time fan of Katie’s and I always learn so much from her expertise,” says Nicolette Pomije, PSA’s Senior Marketing Manager. “I enrolled in her ChatGPT course over the summer and knew she’d be the right person to show our agents the capabilities of this new technology.”

PSA agents showed up in droves for Katie’s three-part webinar series entitled Empowering REALTORS® with AI: ChatGPT and the Future of Real Estate. This Zoom course covered everything from writing prompts to best practices with ideas for creating content, engaging consumers, and generating efficiencies. Her emphasis on ChatGPT and AI as a complement to an agent’s business – and not a replacement for an agent’s voice or experience – was key to her approach.

Marcus DuPhily, a Hockessin agent, expressed his enthusiasm, stating, “This is VERY cool! [Writing remarks] is my least favorite task when it comes to preparing a listing. I am looking forward to trying this out.”

Ann Jackson, a Rehoboth Beach agent, was similarly excited to use AI writing tools after Katie’s sessions, saying, “Great info. Looking forward to taking the leap.”

How long have you been at PSA? How did you grow with the company?

I joined PSA in March of 2015 as a full-time salesperson. I am “born and raised” in the Greenville office and have really enjoyed my time here. After about two and a half years of building my business as an independent agent, an opportunity to join the leadership team presented itself. Having over 13 years of managerial experience from my previous career helped to make that an easy decision. Being able to support agents in the same way that I had been supported just made so much sense to me. I’ve continued to work in sales while a manager, which helps keep me entrenched in market trends. This, in turn, allows me to serve our agents from a first-hand perspective.

What keeps you here?

100% the people. Our agents, our support staff, the entire team. The vibe, our culture, is family-based. We’re big enough to deliver, yet small enough to care.

Do you have a motto that you follow for your business, real estate, or in general?

In general, I believe in doing good by people. Doing what’s right even when it’s not the popular choice is a conscious decision. It’s always served me well in every single aspect of my life. Adversely, and because I’m imperfect, straying from this principal has never ended well for me.

What are your greatest strengths?

Knowing my weaknesses and knowing them well. I always know where I can improve so I try hard not to pretend or overcompensate in those areas. I just own it until I’m better. You get a more genuine me as a result!

How do you like to spend a relaxing day?

I really do enjoy playing golf whenever I can, but if that’s not possible, I like working with my hands. Home projects, and there are always plenty, are like therapy for me.

Scorching with Opportunities: A Look Back at PSA’s Summer

As the temperatures soared and the sun blazed, summer became a time of heightened activity at Patterson-Schwartz. In addition to helping buyers and sellers, PSA agents were busy getting in front of their communities and industry peers, as well as getting ahead on their service portfolio and professional development. Join us as we revisit the highlights and achievements, and share the opportunities that were seized during those sunny days.

Fired Up Philanthropy

The temperature wasn’t the only one rising to the occasion this summer. In June, PSA participated in another successful Build Day for Habitat for Humanity of New Castle County, and in July, took a trip to the Delaware beaches to return as sponsor of the Rehoboth Art League’s Cottage Home Tour. In addition to these events, PSA co-sponsored a number of agent-driven causes through the PSA foundation, hit the links at a number of golf fundraisers, and helped local kids prepare to get back in the classroom with a company-wide school supply drive.

The charitable giving never stops at PSA and there are a number of events and charitable efforts lined up for fall, including sponsorships with The Delaware Center for Horticulture, The Delaware Museum of Nature & Science, Delaware Hospice, and The Mary Campbell Center.

Fun in the Sun

From our first-ever company-wide picnic at our Newark campus to our Mid-Summer Mixer in Lewes, members of the PSA family had a number of opportunities to celebrate the best of summer with their colleagues. These events proved an excellent way to gather agents from across the company and provide a warm welcome to the many new and returning agents who’ve chosen to make their home at PSA.

Speaking of fresh faces, over the summer our corporate headquarters welcomed a new technology support assistant, and a number of new staff members to our property management department. We are constantly improving and expanding our network of support at PSA and these new hires are already integral to the strength of our team.

With end-of-summer celebrations underway – an intimate “Q&A with PSA” open forum with our EVPs, Donna Greenspan and Jason Giles, and plans for a November Mid-Month Mixer in the works – there are sure to be plenty of opportunities to celebrate PSA’s culture, community, and growth into the fall months.

Tools & Tech Coming in Hot

Before the Memorial Day barbeques coals got a chance to cool, PSA beefed up our tech with the launch of a new and improved online home valuation tool on pattersonschwartz.com. What better way to bring the summer heat than with maps showing buyer activity hot spots?  A product of partnership between PSA and Leading Real Estate Companies of the World®, this new tool has already proven a valuable resource for potential sellers, and a springboard for PSA agents assisting clients with putting their homes on the market.

On the heels of that launch came a series of in-person sessions at each PSA office with experts from Homes.com, and the release of some updates to our internal business management system (PS@NET).  

On tap for this fall, PSA is helping agents dip their toe in the AI waters by hosting sessions with a national expert and coming up with ways to make AI more accessible for day-to-day business.

Diving into Professional Development

At PSA, our agents are always striving to be the best they can be. And during a season defined by clocking out for vacation, our agents were increasingly checking into the office. Well-attended educational summer sessions on “How to Answer Six Common Real Estate Questions” and “A Day in the Life”, and workshops on compliance guidelines, gave PSA agents an edge on generating business and the best practices to garner success.

Three Decades of Distinction: Get to Know PSA’s Sue Bass

We’d like to introduce you to Sue Bass, a cherished member of the PSA Corporate Services team. Since 1986, Sue’s journey with PSA has been marked by consistent personal and professional growth. From her beginnings in the Hockessin residential sales office to her current responsibilities spanning administration, property management, and licensing, Sue has displayed an unwavering commitment to excellence. Her dedication and adaptability have left an indelible mark on the company. Join us as we explore Sue’s impressive growth, her approach to navigating change, and how she contributes to the unique culture here at PSA.

How long have you been at PSA? How did you grow with the company?  

I’ve been with PSA since 1986 and to say the least, I’ve had a LOT of personal and professional growth. My journey here began when Mary Julian, my boss at B. Gary Scott REALTORS®, brought me with her help establish and grow the newly formed residential sales office in Hockessin. I served there as an administrative assistant for 11 years, contributing significantly to its growth and development. When I first joined that office, we didn’t even have the internet!  Times have changed so much since then. 

  • In 1997, I transferred to Administration and worked directly with the President/CEO, owners, and leadership team – and still do today. We have a fantastic leadership team with many years of real estate experience.  
  • In 1998, Contributions Committee Coordinator was added to my list of responsibilities. I’m very proud of all the charitable organizations we support in our community
  • In January 2001, I was asked if I would take on the responsibility of in-house Property Manager for Hockessin Office Park, our three-story corporate headquarters, under the direction of Charlie Schwartz. I never thought I would be a property manager of a three-story building with multiple tenants, but they had faith in me and I think it’s worked out well for everyone for the past 22+ years!   
  • In August 2011, I was given the additional responsibilities of managing our printed supplies inventory and various duties for our Marketing and Technology Departments, one of which includes on-boarding newly licensed and experienced sales associates into all our different systems.  
  • In February 2015, Licensing Coordinator was added to my list of responsibilities to include helping sales associates with any questions about obtaining their Pennsylvania and Maryland licenses or transferring their licenses when they join PSA. I’m also the coordinator of our referral office. 

Before joining PSA, I worked for several other real estate companies: Carroll W. Griffith Real Estate (bought out by B. Gary Scott REALTORS®), Tom Livizos Real Estate (for three whole months!), and Spectrum REALTORS®. Patterson-Schwartz was and still is considered to be the best of the best and I can attest to that fact based on my experience working for those other real estate companies. I was thrilled to be hired by PSA and never thought about leaving! PSA is a company with the utmost integrity, always implementing new technologies and very much family-oriented, whose owners and managers genuinely care about their sales associates and employees like they are family.

What keeps you here? 

My continued tenure at PSA is anchored by two main factors. Firstly, the sense of value that my accumulated knowledge and skills over the past 37+ years are recognized and appreciated by the team. This appreciation has come with numerous opportunities that have challenged me and fostered my professional growth.

Secondly, the genuine camaraderie and team spirit here at PSA is irreplaceable. We operate as a family unit, from leadership down to every team member. There’s a shared understanding that every individual is vital to our collective success, regardless of their role or status. The mutual respect and cooperation are a cornerstone of our culture, making every task an integrated effort.

Specific individuals, like Charlie Schwartz and Joe Pluscht, have significantly shaped my experience here. Charlie’s fantastic memory and caring nature, alongside Joe’s partner-like treatment, reaffirm the familial culture at PSA. Joe, among many other wonderful bosses I’ve been fortunate to work with, has made my time at PSA a truly enjoyable journey. Donna Greenspan embodies the essence of PSA’s culture. She’s not only hard-working and detail-oriented but also incredibly personable and fun. Her caring, understanding nature, combined with her loyalty and compassion makes working for PSA a true pleasure. The consistent presence of outstanding managers and supportive coworkers isn’t a given everywhere, making PSA a uniquely gratifying place to work.

Describe a typical day in your life.  

A typical day in my life would be taking an early morning 3-mile hike at Fair Hill with our two goldendoodles, Tucker and Jackson; working a full day from my home office; and then, at the end of my work day, spending time with my horse, Tex, who lives across the street from us. After all that, I relax with my husband, Bob, who retired in 2021 after 31 years as a sales associate with PSA. On weekends, we are blessed to spend time with family consisting of four adult children, their spouses, and nine precious grandchildren.

Meet Brian Pomije, Director of Property Management and Relocation at our corporate headquarters located in the Hockessin office! Through his commitment to hard work and always doing the right thing, he has driven growth and forged crucial partnerships with the National Park Service and others during his impressive two-decade journey at PSA. How long have you been with PSA and how did you grow with the company?

I have been with PSA for two decades, since January 2003. I initially started as an assistant on a team, which true to the degrees of separation in Delaware, happened to be the same team that sold my parents our first home in Delaware. This experience sparked my interest in real estate and I quickly progressed from being part of a team to becoming an individual sales agent

In 2011, an exciting opportunity arose within our Property Management department, and I eagerly seized the chance to learn another side of the business. I started as property manager and an assistant manager before transitioning in 2015 into my current role as Director of Property Management and Relocation.

What is the key to your success?

Never taking the easy way. Always do the right thing for the client despite how much extra work, time, and effort is involved. Doing business the right way attracts more business. The more you treat people well and handle a transaction properly, the more opportunities come your way.

What do you bring to the Property Management and Relocation departments?

Cleaning up messes, aka problem-solving. In PM and Relocation, we’re often faced with multi-layered challenges. I enjoy breaking each into its most basic pieces, determining priorities, and creating a plan everyone can get onboard with.

Remaining level-headed when emotions are intense. When you’re dealing with highly stressful and expensive situations, it is very important to take a step back and not get swept up and work through things methodically. Our clients range from hard-working neighbors to high-level politicians and corporate heads of industry. It’s very hard to intimidate a Delawarean because we’ve seen it all. We can deal with all of those people and treat them in the exact same way. We approach $1,000/month rental with the same mindset as we would a $5,000/month rental or a complex portfolio of dozens of rentals.

What plans do you have for your departments in the next year?

Growth! Our reputation has opened doors for partnerships with the National Park Service, Brandywine Conservancy, and many more. Two summers ago, we expanded into vacation rentals in Sussex County. I’m proud of the number of clients we work with and believe focusing on providing excellent service is the best way to earn business and forge new partnerships

What sets PSA apart as a company and how would you describe the culture?

Their commitment to honesty, transparency, and hard work. With strong leadership, we achieve and maintain a stellar reputation, which drives growth and enables us to grow. Our partnership with the NPS and working with the federal government has been instrumental in our recent success.

Because of the company’s support and reputation, we’ve built solutions that you wouldn’t necessarily have at a small franchise or a large corporate brokerage beholden to stockholders. We’re big enough to have weight behind us yet small enough to be agile and adjust. We’re positioned in a great market and area with a great reputation. We can adjust our sails to the changing market.

How would you spend a relaxing day?

The Delaware way: visit one of our beaches or parks (favorites: Lewes, Brandywine Creek State Park), enjoy our restaurants, and hang out with friends and family. In the summer, you’d find me in the back yard, swinging in the hammock looking up at the trees. Maybe the grill is going. Music is playing, a beverage in hand, and our kids playing in the yard.
